Property Highlights

The 136.10-acre site is a vacant industrial parcel along County Road 304 and approximately two miles southwest of Kemmerer, Lincoln County, Wyoming. The site has been undeveloped since at least 1951. The site was formerly used as a clay borrow area. The site is bounded to the north by County Road 304 with the Naughton Power Plant beyond, to the east by the former Kemmerer coke plant and a hazardous waste landfill with industrial property beyond, and to the south and west by industrial-zoned property that is currently undeveloped.

TriSight currently owns the site. The planned future use of the site includes continued industrial use. TriSight plans to develop the site into a manufacturing facility to convert coal into fertilizer. In July 2023, START V completed a Phase I ESA for the site. The Phase I identified recognized environmental conditions, vapor encroachment conditions, and business environmental risks associated with the property.

A limited Phase II investigation was completed in October 2024 to confirm or exclude the presence of contaminants on the site related to former activities at the east adjacent coke plant.

The 2023 Phase I ESA for the property was completed under a separate TD number.
