Additional Property Attributes

The Site is approximately 5,650 square feet consisting of two lawns separated by a chain-link fence on the southeast end of STRIVE Prep Sunnyside. STRIVE Prep is a currently active educational facility. The Site parcel has been an educational center since at least 1956. The Site is within a mixed-use residential and commercial neighborhood in Denver, Colorado. The Site is near the Vasquez Boulevard and I-70 Superfund site, which was historically a smelter site and metals contamination has been found in soils near the Site. Arsenic, benzo(a)pyrene, and MCPP were detected above the EPA Residential Regional Screening Levels (RSL) in soil samples at the Site. According to a toxicologist with EPA, "The concentrations of arsenic, benzo(a)pyrene and MCPP in soil samples exceed conservative residential soil RSLs, however concentrations would not result in exposure or health risk above EPA's target risk range". Site to be redeveloped by Denver Urban Gardens into a community garden.
