Additional Property Attributes

At the time of the Phase I site reconnaissance, the surrounding area consisted of vacant commercial buildings to the east, an automotive garage to the south and residential development to the north and west. A building northeast of the Subject Property was utilized as a tire repair and automotive body shop.
This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* The potential for contaminants at Subject Property associated with the historical use the Subject Property as a filling/service station.
* The potential for migration of contaminants onto the Subject Property associated with the former use of the east-adjoining site as machine shop and dry cleaner.
* The potential for migration of contaminants onto the Subject Property associated with the former use of the northeast-adjoining site as filling station.
* The potential for migration of contaminants onto the Subject Property associated with the former use of the south-adjoining site as a machine shop and automotive repair shop.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for vapors to be present associated with the former use of the Subject Property as a filling/service station.
* The potential for vapors to be present associated with the former uses of the adjoining and nearby sites.
It is the EP's opinion that further investigation is warranted.

Between January 17, 2024 and January 23, 2024, an underground storage tank (UST) investigation, removal, and subsurface investigations was conducted.
The phases of the work conducted through ECI's US EPA Brownfield Assessment Grant are listed below.
* Identification and removal of UST systems, including piping and dispensers, to assess the potential for spills or releases from the UST systems.
* Collection and analysis of confirmatory soil and groundwater samples from the vicinity of the UST systems to support closure.
* Collection and analysis of environmental media samples at the Property to assess potential environmental impacts resulting from the historic use of UST systems at the Property.
The analytical results of the groundwater samples collected from the tank pit following over-excavation and the temporary monitoring wells during the Phase II activities identified concentrations 1 methylnaphthalene, 2-methylnaphthalene, naphthalene, and total lead above the IDEM R2 Residential Published Levels in one or more of the groundwater samples.
The presence of total lead in the groundwater sample collected from the UST excavation and temporary monitoring wells is likely the result of sediment interference, and not indicative of a release of contaminants from an anthropogenic source. This understanding is supported by the absence of lead from samples collected from the same locations and filtered by the laboratory to remove suspended solids.
The analytical results of the soil gas samples identified concentrations of tetrachloroethene above the IDEM R2 Shallow Exterior Residential and Commercial Published Levels in soil gas sample SG6.
