Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of a former automotive repair garage with concrete parking on the east and south portions, and gravel parking, gravel drives and grass covered land on the west portion. Monitoring wells surrounded the building. The interior of the building was divided into offices and restrooms in the south portion, service bays in the north portion and storage areas in the west central portion. A former inground hoist and active aboveground hoist were located in the north portion of the building. Portions of the inground hoist were removed, but the pit which housed the hoist remained. The aboveground hoist was leaking oil, and the floor was stained near the hoist. A 250-gallon used oil AST was located in the northwest portion of the service bays. Containers used for changing oil and a parts washer were located in the west portion of the service bays. Staining was observed on the
floor near the parts washer. A fuel oil AST and metal container were located in the west central storage room.
The following recognized environmental conditions and/or controlled recognized environmental conditions were identified at the Subject Property.
- Multiple environmental investigations were conducted at the Subject Property from 1992 until
2019 related to the use of the Subject Property as a gasoline station, auto repair shop and bulk oil
facility. VOC contamination was identified in soil and groundwater. The historic use of the Subject
Property and the known presence of contamination are identified as RECs.
- During the site reconnaissance, staining was observed in the service bay area including adjacent
to a floor drain, reportedly connected to a septic system. Staining was also observed on the floor
around the parts washer located in the west portion of the service bays.
- The presence of VOC contamination from past releases of the Subject Property as a gasoline
station. The potential for unknown contamination associated with the stained floor in the service
bays of the shop and the floor drain located in the south portion of the service bays.
