Additional Property Attributes

The Subject Property is comprised of approximately 52.5587 acres of commercial land situated north of Shiloh Springs Road west of Denliner Road. The Subject Property primarily consists of
vacant land where the former Salem Mall was located and asphalt paved parking lot associated with the former mall. The former Sears department store and Sears Automotive service buildings remain on the Subject Property. The former Sears Automotive building is the focus of this Focused Phase II ESA. Access to the Subject Property is provided from Shiloh Springs Road.

Results of the Focused Phase II ESA indicated the following:

* Low levels of several VOCs and/or heavy metals were detected in one or more soil samples collected from each of the soil borings at concentrations below their respective Ohio VAP Residential (unrestricted use) GNS;
* There were no detections of PAHs or PCBs in the collected soil samples above their respective laboratory reporting limits;
* Low levels of dibenz(a,h)anthracene and naphthalene were detected in groundwater sample TW-6 below their respective Ohio VAP UPUS;
* There were no detections of VOCs or PCBs in any of the collected groundwater samples above their respective laboratory reporting limits; and,
* Arsenic, cadmium, chromium, lead, selenium, and silver were detected in excess of the Ohio VAP UPUS at TW-6.

The data indicate that shallow subsurface soils at the Subject Property in the vicinity of the former Sears Automotive Center have not been significantly impacted by the former automobile service center operations.

The elevated metals concentrations detected in the groundwater sample from TW-6 are likely indications of turbidity that results from the nature of sampling unfiltered water from a temporary well. Further, the groundwater samples were collected from a shallow perched aquifer that is generally not suitable for use as a drinking water source and the Subject Property is connected to the City of Trotwood's municipal water system. Therefore, the drinking water exposure pathway is currently incomplete at the Subject Property. Three permanent monitoring wells were installed and determined that levels of metals in groundwater were not elevated.
