Additional Property Attributes

The Subject Property consists of one legal parcel occupying approximately 0.16 acres. The Subject Property is currently developed with a 1,823-square-foot building with exterior asphalt paved surface, concrete walkways, and limited maintained grass lawn areas.

The Subject Property was developed by 1930 for use as a gasoline filling station. The Subject Property operated as a gasoline filling station until 1967, when the building was vacated. The Subject Property remained vacant until 1973. Following vacancy, a series of commercial businesses operated on the Subject Property until 1995, when Muffler & Hitch began utilizing the building for automotive service activities. In 2005, Auto Dynamix utilized the Subject Property for automotive customization; however, no auto services activities were conducted. Auto Dynamix ceased operations at the Subject Property in 2014. The Subject Property has since remained vacant.

* The Subject Property formerly operated as a gasoline filling station from 1934 to 1967, and an automotive service station from 1995 to 2014. The Subject Property formerly utilized five underground storage tanks (USTs) related to the gasoline filling station operators. Documentation related to the removal of the USTs indicated that verification samples were not conducted when the USTs were removed. Additionally, hazardous substances were generated and utilized during the use of the Subject Property for automotive service activities, and evidence of a former in-ground hydraulic hoist was identified in the building interior. The potential for a release of hazardous substances and/or petroleum products to the subsurface related to the past historical use of the Subject Property represents evidence of a REC.

* The southern adjoining properties were historically utilized as gasoline stations, automotive service businesses, and a dry cleaner from at least 1937 through 2000. As the User would not be responsible for contamination migrating to the Subject Property borders, these properties are not considered a REC. However, as the sites are located hydraulically upgradient and within the standard ITRC exclusion distances, the southern/southwestern adjoining properties represent a potential VEC with respect to the Subject Property.

A Hazardous Materials Inspection Report identified multiple asbestos-containing materials, and lead and/or cadmium-containing paint.

No metals, PNAs, or VOCs were detected in soil or groundwater in exceedance of any Part 201 GRCC during the November 2023 Phase II ESA investigation.
