Additional Property Attributes

The subject property at the time of the site visit was characterized as a vacant former gas station and convenience store. The subject property had been originally developed as a single-family residence prior to 1910 and was then redeveloped between 1915 and 1925 as a gas station and grocery store. Since that time, the subject property has also been used as a convenience store and restaurant. Two UST fill ports and associated monitoring wells were observed during the site visit conducted for this assessment. The UST database listed two USTs on the subject property which were installed in 1982 and were listed as "temporarily out of service" as of December 7, 2006. Historical Sanborn maps indicated the presence of USTs onsite from at least 1925 through 1966; however, Mississippi UST regulations did not require tanks to be registered if they were not in use on December 22, 1988. Therefore, these former onsite USTs do not have associated regulatory records that were able to be reviewed for this assessment. The most recent 15 years of documentation reviewed were related to continued facility/UST noncompliance, and ultimately, there was no evidence in the file indicating assessment or proper closure has occurred for any USTs previously or currently on the site. Therefore, the historical presence of a gasoline station with petroleum USTs on site from circa 1925 to the present with no further records of assessment or regulatory closure was considered to represent a recognized environmental condition.
