Additional Property Attributes

The property at 274 Main Street is a 0.19-acre parcel with a long history of dry-cleaning operation dating back to the 1950s. The property building is currently vacant. The building is surrounded by residences and commercial properties. Site assessments have identified chlorinated solvents in the soil and groundwater at the Site at concentrations greater than five times the applicable MassDEP Method 1 GW-2 risk-based standards. According to Massachusetts 2020 Environmental Justice Populations, the property is located within a minority and income EJ Block Group. The PRP/current owner is 274 Main Street Realty Trust who purchased the property in 2005. The trust has asserted Financial Inability since 2016 and is unable to conduct required response actions. In 2017, MassDEP engaged a state contractor to conduct a groundwater assessment at the property to evaluate the potential for an Imminent Hazard (IH) at the adjacent residential property and other surrounding properties. The assessment identified impact to soil gas and indoor air at the adjacent residential property. Investigations identified that a complete VI pathway is present at adjacent residence however the pathway did not pose an Imminent Hazard at that time. Beginning in 2023, MassDEP and their state contractor has been conducting an assessment to delineate the nature and extent of chlorinated solvents at the site. This assessment included the installing of additional monitoring wells, and the collection of groundwater, sub slab soil gas samples and indoor air samples. In Spring 2024 the state contractor is evaluating remedial alternatives.
