Additional Property Attributes

The Property is currently owned and operated by the Ridgefield School District as a maintenance facility and is commonly referred to in the community as the "Bus Barn." Currently, the building is used for storage of dry goods, school-related supplies and archives, and facilities maintenance and repair equipment; and maintenance staff facilities. Because of the age of the building, it is possible that hazardous building materials (e.g., lead paint and asbestos) are present. The building was formerly used for vehicle sales and maintenance, as well as a service station. It is possible that fuels, solvents, and other chemicals typically used in the repair and maintenance of vehicles and equipment had an environmental impact. A Phase I ESA conducted in February 2024 identified petroleum contamination affecting soil, groundwater, and soil vapor at the Property. A hazardous building materials assessment conducted in May 2024 identified lead based paint and asbestos present at the Property.
Before 1920, the Property was developed into the Chas H. Greely Garage, which housed an engine repair shop. The area north of the Property was undeveloped, there was an auto repair shop to the east, a tire shop and two adjacent domestic buildings to the southeast, a combined business (cobbler) and domestic residence to the south, another combined business (tailor) and domestic residence to the southwest, and a bank to the west. Between 1920 and 1930, the auto repair shop was changed to an electric supply office.
The Port of Ridgefield is interested in purchasing the school-district owned property. The Port of Ridgefield plans to redevelop the Property for commercial use.
