Additional Property Attributes

The site is located at 533 W Forsyth Street, tax parcel number 1011. The total site area is approximately 1.48 acres and consists of a single one-story building. The site is currently vacant but has been used as a furniture/tv repair/ radio store in the past.

In the earliest historical documentation reviewed (1941 Aerial photograph), the site appears to be wooded land. In the 1948 Aerial photograph the site is partially cleared and in the 1951 Aerial photograph a commercial structure is shown on site. In the 1960 Sanborn map shows the site to have a used auto sales shop on the southwest corner and a tractor & impacts extrusions store in the main onsite structure, the north area of the site is shown as a car lot. The subject property remains relatively unchanged through the 1982 aerial. In the 1988 Aerial photograph the southwest structure is removed and the main center commercial structure remains. The site has remained relatively unchanged as commercial through the present.

At the time of site reconnaissance, the site was observed to be a large, vacant historic building with a large parking area. The first floor of the building appeared to have formerly been used as a restaurant, with the remaining floors being vacant with signs of partial restoration being undertaken (flooring, ceiling material, and wall material have been removed, and new metal windows have been installed in the upper floors). Possible asbestos-containing material was observed within the building, and possible lead-based paint was observed on the first-floor exterior around the windows and doors of the building during site reconnaissance.

According to the Sumter County Tax Assessor, the site at 533 W Forsyth Street was owned by Howard, Raymond D from 1981 to 1993 when it was purchased by Citizens Bank of AMA. It was then sold to Rucker, Travis A in 1993. The site was purchased by Ritch, Donald from Rucker, Travis A in 2015.

Due to the aforementioned RECs and hazardous materials, further investigation is recommended. To facilitate that process, a SSQAPP, dated August 15, 2024, was prepared for the scope of work recommended as a Phase II. Due to the timing of the grant funding, the Phase II was not achievable as part of this CCA.


The future plans for the property include redevelopment as a greenspace and/or community park. Due to the timing of this project entering the BF Grant process, additional work was not able to be completed prior to the closing of the grant. Planning activities can now proceed based on the findings of the Phase I ESA with a better understanding of what is required at the site.
