Additional Property Attributes

The property was developed as a dry cleaner and shirt factory in 1928. In the 1950s, it was converted to a former Collins Radio production facility for transistor radios until it was acquired by Rockwell International in the 1970s. The building was operational until the 1990s and has been vacant primarily since then. It was acquired by the Arts Court Visual & Performance in 2022, and plans are to renovate the building for art use in the basement and first level with upper-level housing units. Phase I was completed on 12/29/2023, and Phase II was completed on 7/29/24. Only Asbestos was found above state standard limits requiring a cleanup. VOCs, Lead, Mercury, Cadmium, Barium, and Silver were found below state-level standards. Asbestos and lead-based paint inspections were completed in March 2024. The building contains asbestos materials requiring abatement before renovation or demolition. Lead-based paint was detected, and lead-safe practices are recommended during any renovation of the building structure. The owner is seeking funds for an asbestos abatement and renovation project.
