Additional Property Attributes

The target property is comprised of three parcels located at 7 Rock Creek Road, Clinton, Montana. The property is bounded by Interstate 90 to the north and Montana Rail Link railway to the south. The site includes a lodge building with a music venue, restaurant, bar and apartment, RV parking, a concrete fuel island and underground storage tank (UST). One parcel includes a pond, empty drums and waste disposal areas containing burned debris, recycled asphalt pavement and decommissioned electrical poles. The site has been used for recreation and entertainment in the past. A Phase II Hazardous Building Materials Investigation was performed. Several asbestos-containing building materials (ACBMs) were confirmed in the lodge and outbuilding. ACBMs present includes Category I asbestos vinyl floor tile and roof tar, Category II asbestos transite and panel adhesive, Regulated Asbestos Containing Material (RACM) drywall and joint compound, and RACM wall surfacing. Lead-based paint (LBP) was present on columns, facia, soffit, trim, walls and windows of the south facing exterior of the inner courtyard. Additional LBP is present on the south wall of the West Apartment Restroom and on the south and east walls of the Second-floor Restroom. A total of 42 fluorescent light ballasts and 38 fluorescent light tubes were identified. Two light ballasts contained polychlorobiphenyls (PCBs). The QEP recommends hiring a licensed contractor to abate all ACBMs, LBP and PCBs prior to renovation. A petroleum Phase II ESA is underway, to assess if the USTs are leaking and potentially contaminating ground water.
