Additional Property Attributes

The Subject Property is identified as City of Syracuse Tax Map ID No. 096.-5-01.0, which is located at 500-550 South Salina Street in the City of Syracuse, Onondaga County, New York. The Subject Property is 1.3 acres and is owned by Chimes Syracuse LLC. The Subject Property consists of a 12-story structure that is situated on the corner of South Salina Street and West Onondaga Street, with a paved parking to the south and west of the structure.

The Subject Property and surrounding area have a long history of commercial and residential use. Prior to the existing structure, the Site was occupied by multiple dwellings on the western portion, stores on the eastern and northeastern portion, and a Women Christian Association home on the southeastern portion. In the early 1900s, some of the dwellings on the northwestern corner of the site had been replaced with stores and a furniture repair shop. The existing Chimes Building was reportedly constructed between 1927 and 1929. By the mid-1900s (c. 1950s), the Chimes Building contained a bank, offices, and store fronts, and the remainder of the property had been redeveloped with a restaurant building located adjacent to the Chimes Building on the north section of the site, another commercial building containing a store and restaurant on the northwest portion of the site, and a filling station with two gasoline tanks on the southeastern portion of the site. A dry-cleaning facility was also present on the southeastern portion of the subject property in the 1960s. From the 1890s-1960s an industrial machine shop "type" facility operated to the north of the subject property. This machine shop had boiler houses, a heating plant, factory rooms, polishing rooms, filing rooms, etc. Gasoline filing stations have been located within close proximity to the south and southeast from at least 1930-1978. Various drycleaners have operated in close proximity from at least 1925-1964. The surrounding properties have been predominantly commercial since 1951. Currently the Subject Property is immediately surrounded by South Salina Street to the east, West Onondaga Street to the north, South Clinton Street to the west, and the Greater Syracuse Chamber of Commerce building to the south. with a parking garage located to the east across South Salina Street, the Syracuse Cooperative ("Salt City Market") Market to the north, across West Onondaga Street, and a rail line that runs north to south to the west, across South Clinton Street.
