Additional Property Attributes

The Subject Property consists of four tax parcels located between Delaware Street, Dudley Street, and Fitch Street in the City of Syracuse, Onondaga County, New York. The Subject Property is 0.86 acres and is owned by the Northeastern Conference of Seventh-day Adventists. The Subject Property parcel located at 341-343 Delaware Street consists of a 2-story, 37,984 square foot former church. The Subject Property parcels located at 105 Dudley Street and 156 Fitch Street are vacant former commercial lots that have since been replaced with a gravel parking lot. The Subject Property parcel located at 154 Fitch Street is a vacant former residential lot.

The Subject Property and surrounding area have been associated with dense urban development since at least 1892. The Subject Property was occupied by residences and a church from at least 1892. Sometime between 1911 and 1951, an adjoining school was constructed on the east side of the church. In 1958, the interior of the church was destroyed by a fire and rebuilt in 1959. Various commercial properties also operated on the Subject Property throughout the 1900s. A milliner (1925, 1944), undertaker (1940 - 1935), drycleaner (1949 - 1959), dental office (1949 - 1954), electronics store (1964), and upholstering store (1968) operated at 109 Dudley Street; a dentist (1930) operated at 111 Dudley Street; and a drug store (1925 - 1944), a grocery store (1959), and a laundromat (1964 - 1993) operated at 115 Dudley Street. In the 1990s and early 2000s, the residences and commercial stores on the Subject Property were demolished and replaced with a gravel parking lot. The church and attached school building remain on the Subject Property at 341-343 Delaware Street and the other Subject Property parcels are vacant.
