Additional Property Attributes

The 3.28-acre Subject Property consists of six parcels identified by the Herkimer County Tax Assessor as: Parcel A- Tax ID: 120.37-4-1, Parcel B- Tax ID: 120.37-4-3, Parcel C- Tax ID: 120.37-4-29, Parcel D- Tax ID: 120.37-4-71, Parcel E- Tax ID: 120.37-4-77, Parcel F- Tax ID: 120.37-4-81. Improvements include employee parking areas for Remington Arms, fenced areas, and grass fields. Two stormwater catch basins are present within parking areas on Parcels A and C. Municipal water, sewer, electric, and natural gas connections are available in the vicinity of the Subject Property.

The Subject Property is currently owned by Remington Arms, no building improvements are present. Parcels A, B, C, and E consist generally as employee parking areas, and Parcels D and F consist of grass fields with fenced perimeters. No evidence of petroleum or hazardous substances were observed on the parcels, and no evidence of other historical uses were observed during site reconnaissance.

The Subject Property was originally developed by at least 1884 for residential and commercial retail mixed-use. Portions of the Subject Property (Parcels A and E) have been formerly utilized as gasoline fueling stations. A spill (#9506245) occurred on July 21, 1995 when petroleum by-products were found during an on-site/off-site groundwater investigation completed by Remington Arms. Low-level petroleum constituents that may remain in soil and groundwater at the Subject Property in the vicinity of the former fueling stations is considered an REC, however, the area has been extensively investigated and there is no current obligation for continued investigation at this time. If the future property use changes, it is possible that additional remedial measures may be required.
