Additional Property Attributes

The Subject Property consists of one legal parcel (5-2186.3AA0) occupying approximately 0.26 acres, and a portion of another legal parcel (5-2186.3000) occupying approximately 0.40 acres. The Subject Property is currently developed with a single-story automotive service building with three overhead doors. The northern exterior portion of the Subject Property is a gravel driveway; the eastern exterior is an asphalt parking lot with one section of the lot being constructed from milled asphalt. The southern portion of the Subject Property is a mown, grassy lawn area.

The Subject Property was undeveloped until 1956, when a gasoline filling station was constructed on the eastern portion of the parcel with a dispenser island to the east of the structure. The Subject Property operated as a gasoline filling station until approximately 1984, when the property was acquired by the current owner Frank Ksiazkiewicz. Mr. Ksiazkiewicz expanded the structure to the west, removed the underground storage tanks (USTs) from the ground, and predominantly used the building as a storage area for his excavating business.

No COCs were detected in samples exceeding Part 201 GRCC during the January 2024 Phase II ESA investigation. In addition, there were no VOCs in soil gas samples detected above EGLE VIASL. Therefore, based on the Phase II ESA, the Site is not considered a facility.
