Additional Property Attributes

The Phase I ESA was performed in conformance with the scope and limitations of the ASTM E1527-21 Standard Practice for 2702 8th Avenue South, Fort Dodge, Webster County, Iowa 50501. The assessment has revealed evidence of a REC based on the historical use of the adjoining site to the west/northwest. Based on the condition of the Property and remaining structures and debris. BERs were also identified that should be considered in advance of any demolition and redevelopment of the Property. No significant data gaps were encountered as part of the assessment.

The Asbestos Containing Materials Inspection detected fifteen asbestos containing samples of the one hundred and seventy-one samples collected from various building components within the Property's interiors and exteriors.
