Additional Property Attributes

The Phase I ESA was performed in conformance with the scope and limitations of the ASTM E1527-21 Standard Practice for 533 South 25th Street, Fort Dodge, Webster County, Iowa 50501. The assessment identified RECs based on the historical use of the Property, observations made during site reconnaissance, and the historical uses of the sites adjoining the Property to the north and south. BERs were also identified and should be considered prior to any demolition and redevelopment of the Property.

The only way to certainly understand whether or not subsurface impacts are present on the Property would be to collect soil, groundwater, and soil gas samples.

An Asbestos Containing Materials (ACM) Inspection was completed on the existing commercial property located at 533 South 25th Street, Fort Dodge, IA 50501. Asbestos was detected in one of ten samples collected from various building components within the Property's interior and exterior.
