Additional Property Attributes

This property is a historic fueling station located in Midwest City, OK, one of the target cities for the OCC's $2M Assessment grant. Therefore, all of the assessments were conducted using $2M Grant funds. The subject property was inspected on January 2, 2024, for a Phase I Site Assessment. The subject site was used as a gasoline service station in the 1960's, and four underground storage tanks (USTs) of unknown volume were used by the former service station tenants. The UST's have been out of service since 1971. This site has a history of releases and has been a used car lot since the early 2000s. All of the tanks were removed in the late 1990s, and the OCC has reports describing their removal. However, a report describing the removal of the larger USTs was only found during the Phase I Assessment. Until then, there were no records to corroborate verbal affirmations that the tanks had been removed. No assessments had occurred in over 20 years, and therefore a Phase II Environmental Site Assessment was needed to facilitate the property transaction. Sooner Investment is hoping to purchase the property to turn into mixed-use residential and commercial development in the heart of Midwest City.

Phase II Environmental Site Assessment revealed some TPH contamination that exceeded OCC Petroleum Storage Tank Division screening levels. However, the contamination was deemed to be lower than the site-specific risk-based cleanup levels, so no case was opened. This site is now closed through the OCC Brownfield Program.
