Additional Property Attributes

The Subject Property is comprised of 1.1111 acres of commercial land developed with a single story, 3,136-square foot retail building that formerly operated as a dry cleaning
business. Prior to the dry cleaning business, the Subject Property operated as a gasoline filling station. Demolition of the building is proposed.

Phase II and Supplemental Phase II ESAs identified petroleum related compounds, dry cleaning related chlorinated solvents, and heavy metals in groundwater exceeding Ohio VAP drinking water standards. Soil vapor and sub-slab vapor volatilizing to indoor air results also indicate that there may be a vapor intrusion risk to indoor air at the Subject Property.
