Additional Property Attributes

The subject property consists of one approximately 0.14-acre parcel of land south of Lake Street between James Street and Mills Street with a parcel ID number of 06 23 304 147. The subject property is developed with a two-story 2,240 square foot mixed-use building that was constructed in 1950. Historically, the subject property was utilized by Weyenberg Upholstery. The subject property is currently vacant on the first floor with an occupied residential apartment on the second floor.

The current owner, J&J Property Investing, LLC, purchased the property in 2017 with plans to renovate the building and establish the Urban Exposure Initiative. The vision for redevelopment includes a working year-round urban farm and attached micro grocery store/caf�o bring food closer to the community. The first floor will include spaces for the micro grocery/caf�ith classes offered to teach about hydroponic growing techniques. There will also be space for a therapy office on the first floor. The second floor is anticipated to be redeveloped into one residential unit. Some steps have already been taken toward redevelopment. Known asbestos-containing floor tile was properly abated.

A Hazardous Materials Inspection Report was completed on December 28, 2023, which identified minimal asbestos-containing materials and assumed asbestos-containing materials. High levels of lead were detected in paint. Cadmium was also detected in paint above the reporting limit.
