Additional Property Attributes

The Iddings Property is a vacant parcel currently owned by the City of Glenwood Springs. Fill material from historic coking activities conducted in the area in the late 1800s, including cinders and coal fragments, is present at the surface and down to approximately 9 feet below ground surface throughout the site. As early at 1952, a storage building was developed in the north central portion of the property and demolished between 2002 and 2005. The property has remained as vacant vegetated land since with a concrete pad and gravel parking area located on the northern portion of the property. Planned redevelopment includes construction of 10 units of affordable deed-restricted housing. In 2023, CDPHE completed a Phase I ESA that identified the fill material, including cinders and ash residuals, from historic coking operations nearby as a REC. In 2024, CDPHE's contractor completed a Phase 2 ESA including soil and soil vapor sampling. Soil borings identified fill material at varying depths from 1 to 9 feet throughout the site. VOCs, PAHs, PCBs, and metals were not detected above EPA residential RSLs in soil samples. One soil sample had concentrations of total petroleum hydrocarbons (DRO and ORO) above the CDLE OPS threshold value. Benzene and ethylbenzene were detected in soil vapor samples; however, using the VISL calculator, the predicted indoor air concentrations are below EPA Residential Air RSLs.
