Additional Property Attributes

At the time of the reconnaissance, exterior portions of the Subject Property consisted of paved parking and storage areas. Interior portions of the building were vacant and consisted of storage rooms, a former machine shop, manufacturing areas, and offices. Trench drains and a sump pit were observed in the basement of the school building. Standing water and dark staining was observed in the bottoms of the trench drains and the sump pit. Additionally, the Subject Property utilized a well, a septic tank, an "obsolete tile ditch", and was approved for the installation of sewage holding tank. This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* The potential for contamination associated with the past use of the Subject Property as a machine shop and the potential for impact to the subsurface via drains, septic system, and/or the sewage holding tank.
The following vapor encroachment condition (VEC) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for vapor issues associated with unknown or unreported releases from the past use of the Subject Property as a machine shop.
