Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of approximately 0.2-acres of land developed with an approximately 6,000 square-foot commercial building. The remainder of the Subject Property was developed with paved parking and grass-covered areas.
This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* The potential for contamination from unknown or unreported releases associated with the past uses of the Subject Property as a dry cleaner and a radiator shop.
* The potential for the migration of unknown or unreported releases from the northern-adjoining former filling station (1300 Dr. MLK Jr. Blvd) onto the Subject Property.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for vapor concerns associated with the past use of the Subject Property as a dry cleaner.
* The potential for the migration of vapors associated with the northern-adjoining former filling station.
It is the EP's opinion that further investigation is warranted.
