Additional Property Attributes

The Subject Property comprises three Cuyahoga County parcels totaling approximately 0.75 acres of light industrial land along Syracuse Avenue, which provides access to and from the Subject Property. The Subject Property is developed with multiple warehouse buildings constructed from the early 1900s to the early 1960s, in addition to a cell tower enclosure. The Subject Property has been developed as light industrial land and/or an office building since at least 1924. A Phase I was performed in January 2024 that resulted in the following REC: The Subject Property has been used for various industrial purposes for approximately 100 years including the handling and storage of hazardous materials. Accordingly, the potential exists for hazardous substances to have been released to environmental media at the Subject Property. The property will be purchased and repurposed by Gimmeah and Academy of Nails for a beauty school and cosmetics manufacturing space.
