Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of approximately 3.2-acres of land that was primarily of grass-covered. A wooded area was on the southwest portion. A shed was also observed near the north boundary of the southwest portion. This assessment has revealed the following recognized environmental conditions in connection with the Subject Property.
* The presence of lead contamination in soil at the Subject Property exceeding applicable regulatory screening levels.
No VECs or emerging contaminant concerns were identified in connection with the Subject Property.In 2016, the Indiana Department of Environmental Management (IDEM) concluded that extensive work was conducted at the Subject Property (overseen by IDEM's State Cleanup Program) and no additional investigation or corrective actions were needed. In 2022, IDEM issued a Notice of Corrective Action Complete without Controls associated with the Resource Conservation and Recovery Act (RCRA) Corrective Action Program.
It is the EP's opinion that further investigation is not warranted.

An updated Phase I was conducted. This assessment has revealed the following recognized environmental conditions in connection with the Subject Property: the presence of lead contamination in soil and dissolved chromium and hexavalent chromium in groundwater exceeding regulatory screening levels. It is the EP's opinion that further investigation is warranted.
