Additional Property Attributes

The Subject Property is comprised of a 0.56-acre parcel, identified as parcel ID GA0100 by the Town of Swanton and is listed in the Vermont State Register for Historical Places based on its location within the Swanton Village Historical District. The Subject Property currently serves as the Abenaki Nation of Missisquoi Headquarters and is improved with two buildings. The main building is situated in the northwest corner of the Subject Property and is used for office/gathering space, general storage and as a food pantry. The back building is situated in the southeast corner of the Subject Property and is used for general storage. The area between the fa�e of the main building and Grand Avenue is paved, while the remainder of the Subject Property consists of gravel ground cover and greenspace. The Subject Property is accessed from Grand Avenue and Laroe Street and is abutted by residential properties.

The Subject Property was developed circa 1925 for use as a commercial automotive garage and historically housed three underground storage tanks (USTs). The USTs were removed in 1997 in accordance with state guidelines and no evidence of a release to the environment was found upon removal. Circa 1960-1980, the Subject Property was used for the storage and maintenance of commercial buses. The main building was reportedly used for maintenance activities and has a concrete slab floor. The back building contains concrete and dirt floors and was reportedly used for automotive /bus storage. Overhead doors are present on the west side of the back building and evidence of former overhead doors were observed on the south and west sides of the main building. Remnants of concrete ramps that allowed vehicular egress to and from the main building were observed on the exterior and slope towards a gravel parking area and/or grass area.

The property has been used for the operations and programs for the Abenaki Nation of Missisquoi since 1989. On-Site operations include a program space, offices, and community food shelf. Future Site plans include expanding upon program spaces in the Back Building, described below. The Site is developed with two structures. The Main Building is located on the northwestern portion of the Site and is currently used for offices and community food shelf space. The Back building is located on the southeastern portion of the Site and is currently used for storage and as a program space. A community garden lies northwest of the Back Building. Site features are shown on Figure 2.
