Additional Property Attributes

The Property consists of three parcels (Clark County tax parcels 248696000, 248925000, and 248694000) comprising approximately 21.3 acres in Yacolt, Washington. The East Fork Lewis River flows to the west through the center of the Property and separates the northern parcel (248696000) from the two southern parcels (248925000 and 248694000).
The Property is currently used for residential and recreational purposes but is largely vacant and undeveloped land. Based on a review of aerial photographs, city directories, and historical topographic maps, the Property has existed largely as undeveloped land, except for minor structures (e.g., cabins) constructed in support of recreational activities performed at the Property. According to Washington Geologic Information Portal from the Washington Department of Natural Resources, the Property coincides with the location of the Lewis River Placer, a gold-bearing deposit that was hydraulically mined in the early 1900s with a pit measuring approximately 75 feet by 100 feet by 30 feet deep. According to the owner of the northern parcel, gold mining activities were historically conducted on the Property; however, this appears limited to surficial extraction via mechanical and/or hydraulic means and sluicing (i.e. not conducting further processing or smelting).
A Phase I ESA conducted in February 2024 did not identify any RECs, CRECs, or significant data gaps associated with the Property. Columbia Land Trust, a nature conservancy non-profit organization, is planning to purchase the property for conservation. The desired reuse is managed public access for educational and scientific purposes, including access by WA Department of Fish and Wildlife for summer steelhead monitoring.
