Additional Property Attributes

A Phase I ESA completed in February 2024 per ASTM E1527-21 indicates a potential underground storage tank is present on-site (substantiated by a geophysical survey). No regulatory data was found in agency files to determine tank contents or purpose. The UST was identified as a REC, and the potential for asbestos-containing materials was identified as a BER.
Phase II ESA activities conducted in June-July 2024 included the removal of the discovered UST, over excavation of surrounding soils, soil sampling and replacement of the void with clean fill and capping. Groundwater was estimated to be greater than 20 feet below surface, so no water samples were collected. The initial sampling event revealed a slightly elevated level of TRPH from a sample collected from the bottom of the UST excavation. A second mobilization included the collected of a soil sample from the estimated bottom of the excavation area, as well as 3.5 feet deeper than the former tank pit (at 8 feet below surface). Lab analysis for TRPH and TRPH fractionation revealed slightly elevated levels of TRPH. However fractionation of both samples revealed no levels in excess of the laboratory method detection limit. Based on the results, no additional assessment was recommended in relation to the former UST.
