Additional Property Attributes

Based on the scope of work for this Phase I ESA, this assessment has revealed the following recognized environmental conditions (RECs) in connection with the Subject Property: - A 1,000-gallon Underground Storage Tank (UST) containing aviation fuel was installed at the Subject Property sometime in the 1940s and no records were found to indicate the proper closure or removal. The possibility of an abandoned aviation fuel UST at the Subject Property is considered a REC to the Subject Property. Based on Atlas' review of historical aerial photographs, the most likely location for the aviation fuel UST is near the northeast portion of the Subject Property, north of the airstrip. - The possibility of an undocumented release from the abandoned UST is considered a vapor encroachment condition (VEC) and REC to the Subject Property. The Subject Property consists primarily of approximately 216.17 acres of land containing the Town of Superior Municipal Airport, surrounded by native desert land. Multiple natural washes and dirt access roads are present throughout the Subject Property. Vehicular access to the Subject Property is gained from Highway 60 to the north. The Subject Property is located within an area characterized primarily by native desert land and commercial uses.
