Additional Property Attributes

The Subject Property consists primarily of approximately 0.09 acres of land containing a two-story, 7,980 square foot office building. Vehicular access to the Subject Property is gained from East Sycamore Street to the south and South Broad Street to the west. Based on the scope of work for this Phase I ESA, this assessment has revealed no recognized environmental conditions in connection with the Subject Property. LBP: The building and its paint conditions were generally intact during the LBP Inspection. However, paints in a deteriorated condition were observed throughout the property. LBP is defined as paint or other surface coatings that contain lead equal to or exceeding 1.0 milligram per square centimeter (mg/cm2). The results from the paint that was tested showed 10 LBP hazards exist in the Michaelson Building located on the property, as defined in the Residential LBP Hazard Reduction Act of 1992 (Title X) and as defined by the Environmental Protection Agency (EPA) regulation published in the January 5, 2001 Federal Register.
