Additional Property Attributes

The property is comprised of two parcels totaling approximately 2.8 acres of commercial/industrial land situated along Water Street, which provides access to and from the Subject Property. Parcel 15-42891 is rectangular and is developed with a two-story, 44,400-square foot building constructed in 1996 and used by the City of Toledo's Division of Streets, Bridges, and Harbors for maintenance, fabrication, and vehicular storage. Parcel 18-99023 is square and consists of undeveloped land presently used by the City of Toledo for the storage of miscellaneous materials.

The data indicate that the soil samples collected from this Focused Phase II ESA meet Ohio VAP single chemical direct contact standards for Residential (unrestricted use), Commercial/Industrial, and Construction/Excavation Worker exposure scenarios. The elevated lead result detected has a likely high bias due to the turbidity that results from the nature of sampling unfiltered water from a temporary well and is therefore considered screening-level quality data. Further, the groundwater sample was collected from a shallow, perched, locally discontinuous saturated lens that is generally not suitable for use as a drinking water source, the Subject Property lies within a verified USD, and potable water is provided to the Subject Property via the City of Toledo's municipal water system, which draws its water from Lake Erie. Therefore, the drinking water exposure pathway is currently incomplete at the Subject Property.
