Additional Property Attributes

The Subject Property consists of approximately 0.07 acres of land containing a multiple-unit (multi-unit) commercial building. The review of on-site, off-site and historical resources and conditions did not identify recognized environmental conditions, historical recognized environmental conditions, controlled recognized environmental conditions, or de minimis conditions that were considered likely to have a negative environmental impact on the Subject Property; however, assessments of potential contaminants that are excluded from The ASTM Standard, such as asbestos and LBP should be considered if disturbance of the building materials and/or occupancy are planned. LBP: The building and its paint conditions were generally intact during the LBP Inspection. However, paints in a deteriorated condition were observed throughout the property. LBP is defined as paint or other surface coatings that contain lead equal to or exceeding 1.0 milligram per square centimeter (mg/cm2). The results from the paint that was tested showed 19 LBP hazards exist in the Winkelman Giffin building located on the property, as defined in the Residential LBP Hazard Reduction Act of 1992 (Title X) and as defined by the Environmental Protection Agency (EPA) regulation published in the January 5, 2001 Federal Register.
