Additional Property Attributes

The OCC only has one document on record for this site - an old inspection card that lists inspection dates from 1-4-1950 to "closed. 3-3-80". It was last inspected in 1975. We have no records describing tank age, size, or material. It is reasonable to assume that any tanks found on site have been underground with no leak detection or cathodic protection for at least 40 years. This station is surrounded by commercial properties to the south, west, and north, but the adjacent parcel to the east is residential. Phase II ESA needs to include tank removal as there are an unknown number of USTs on site that have been abandoned for at least 40 years. No removal records exist, and there is no talk around town that any tanks were removed. Because of the tanks' age and likely condition, as well as their size compared to the total site footprint, we believe that a thorough site investigation requires their removal. Mr. Henderson has made significant progress in fixing up the exterior of the building by removing vines, giving it a coat of paint, and replacing the old metal awning with a new metal awning. He hopes to be able to sell or lease it for commercial reuse. The Elmore City Economic Development Director has written a letter of support for Mr. Henderson's efforts and is especially interested in getting the environmental issues taken care of, as this property is adjacent to the City's Post Office. Phase I and II assessments will be addressed with the OCC's $2M assessment grant.
