Additional Property Attributes

The site is located at 1305 Haaglund Drive, Missoula, Montana. Onsite structures include a barn, irrigation and equipment sheds, playground equipment and pavillion. A manuafactured home (single-wide trailer) is located on the north side of the site and was not included in the scope of the Phase II Building Materials Investigation. Missoula County Parks, Trails and Open Lands manages this site. A Phase I Environmental Site Assessment was performed in April 2024, which did not include assessing hazardous building materials. The Phase II ESA inspected for asbestos-containing building materials (ACBM), lead-based paint (LBP), the presence of Polychlorinated Biphenyls (PCBs) and mercury-containing thermostats and fluorescent light tubes. No ACBMs were identified. LBP was identified on the flagpole to the south of the barn, the door of the broom closet and a workbench stored on the second floor of the barn (all painted surfaces were inspected for lead, including exterior surfaces of buildings). No lead was found in soil samples taken beneath the flagpole. Universal wastes identified included 74 mercury-containing fluorescent light tubes and 1 mercury-containing thermostat. A total of 21 light ballasts were identified and all inspected ballasts were free of PCBs. Redevelopment plans for this site, at a minimum, include remodeling the barn and replacing old playground equipment with new equipment.
