Additional Property Attributes

The subject property is approximately 60 acres and contains two buildings. The first building is
a manufactured home that is used as a rental and was brought onto the subject property
sometime between 1962 and 1973. The other building is an approximately 2,000-square foot
vacant building that was constructed sometime between 1962 and 1973. According to the
subject property owner representative, a home was originally constructed at the site of the
current building sometime between 1954 and 1962. The home's structure was all wood and
experienced a fire that completely destroyed the building. The current building was then
constructed in its place and used as a clubhouse for the Twin Lake Conservation Corporation
(TLCC). The subject property representative stated that the building was operated as a meeting
room or clubhouse. While the building is currently vacant, it is used occasionally by TLCC for
gatherings. The 60-acre parcel contains the artesian lake known as Twin Lake, and is otherwise
undeveloped with the exception of unpaved roads and a pathway around a portion of the lake.
The lake is used occasionally for fishing and swim competitions, but otherwise is not open to the
public. The adjacent property to the south is owned by the City of Santa Rosa and is leased by
TLCC. The building used as the clubhouse is constructed of cinderblock walls with a metal roof and tile
flooring. A small kitchen space is located in one corner of the building. Debris was observed
beyond the building and the manufactured home to the north. The debris consisted of burned
timbers, metal mattress coils, dishes, light fixtures, an aboveground-only structure of a wooden
outhouse, a wooden shed with a metal silo and tools such as saw blades, and other
miscellaneous debris. An out of use tractor that was used to blade roads around the property
was observed adjacent to the clubhouse. No soil staining, hazardous materials, or fuel were
observed at the subject property.
