Additional Property Attributes

Portions of the propety comprise different landfills or dump sites that operated during different time periods. The eastern portion had four buildings used for storage and vehicle maintenance, and a former gas station. City of Toledo would like to take the property through the Ohio Voluntary Action Program. A Phase 2 was performed in 2015, but additional soil borings and ground water samples were needed. The City of Toledo has interests from two developers to construct a new industial park. Conceptual Renderings have been completed and up to 350,000 sf of industrial spec buildings could be constructed on site. Subsurface soil impact above applicable standards appears to be limited to one shallow, localized area at the Site proximate to SB-18. However, additional soil borings may be necessary to fully delineate the area of lead impact. Shallow groundwater is impacted at the Site with total metals exceeding their respective Ohio VAP UPUS. However, the groundwater samples submitted for analyses were turbid; therefore, some of the elevated total metals concentrations may be attributed to the elevated turbidity. When looking at the dissolved concentrations of metals at the Site, which filters out the suspended solids in the groundwater samples, none of the metals concentrations exceed UPUS. The Ohio VAP UPUS are standards associated with the ingestion of water for drinking purposes. MSG collected groundwater samples at the Site from discontinuous, shallow perched water zones that would not provide sufficient yield for potable purposes. Further, because the Site and surrounding area are completely within the Toledo and Oregon USD and obtain potable water from the City of Toledo, the drinking water exposure pathway is incomplete at the Site.
