Additional Property Attributes

The subject property historically served as an opera house in 1931-1942 and most recently as an Eagle's Lodge from 1970 to 2012. Currently the property is vacant and being used to store miscellaneous items from past historic uses. A Phase I Environmental Site Assessment revealed no recognized environmental conditions; however, several business environmental risks were identified. Floor tile and linoleum tested positive for asbestos, and these materials must be properly removed and disposed of if future renovations or demolition will disturb the materials. Lead-based paint (LBP) was detected in the large bar room and the furnace room. If future renovations will disturb the LBP and cause an exposure risk to future occupants, the LBP must be abated or encapsulated. Visible mold growth and a strong mold odor is present in the building. The condition of the interior of the building is extremely poor. Water damage is present throughout the building, the ceiling is falling apart throughout, and pigeons had nested in the east side of the top floor, resulting in prevalent bird waste. If the building will be renovated, the roof and other sources of water intrusion should be repaired and mold-impacted building materials either cleaned up or removed and replaced. All bird waste should be properly removed wearing appropriate personal protective equipment.
