Additional Property Attributes

Based on review of historical information, the Subject Property appears to have been
primarily undeveloped land since at least 1954. Several small, unimproved roadways are
depicted traversing the Subject Property from at least 1954 to the present. Based on
review of a Brownfields Program Project Sheet: Former Hawthorne Landfill, conducted by
the Nevada Department of Environmental Protection (NDEP), the southern portion of the
Subject Property operated as a landfill since at least the early 1920s until 1972. Municipal
waste at the landfill consisted of household waste, metal debris, and construction debris.
By the early 1970s, the existing water storage tank was developed on the southeastern
portion of the Subject Property. By the mid-2000s, asbestos abatement and solid waste
consolidation activities were performed at the former landfill. Activities consisted of
excavating and removing asbestos containing materials (ACM), burying solid waste that
was scattered throughout the landfill, and excavating and consolidating buried debris.
ACM that was removed from the Subject Property was disposed of at the existing
Hawthorne landfill. By 2015, a small section of the eastern portion of the Subject Property
appears to have been developed with two to four small structures set in rows. The
structures appear to have been open air without any residential or commercial use or
utilities (structures did not include individual septic systems). The structures appear to
have been razed from the Subject Property by at least 2019.
