Additional Property Attributes

The subject property consists of six contiguous parcels of land totaling approximately 1.92 acres. The north portion of the subject property is developed with an office structure currently occupied by the City of Ocala Recreation Operation Center. There is also an asphalt parking lot, basketball court, asphalt driveway, and concrete sidewalk on the north portion. There are the remnants of an asphalt parking area on the south portion of the subject property. The remainder of the subject property consists of several trees and grassy areas. Historical fire insurance maps, city directories, and aerial photographs indicate the subject property was developed with residences from at least 1895 until they were demolished in 2012. The southwest portion was developed with an office structure from at least 1964 until it was demolished in 2012.The office structure and basketball court have been present since 1984 and since at least 1983, respectively.


Historical records indicate the adjoining property to the north has been developed with Lake Tuscawilla and Tuscawilla Park since at least 1924. The Lake Tuscawilla Alum Stormwater Treatment System has also been present on the adjoining property to the north since at least 1996. The adjoining property to the east was developed with shanties in 1895 and 1901 andtwo greenhouses from at least 1912 to at least 1937. The adjoining property to the east has been developed with residences since at least 1906. Historical records indicate the adjoining property to the southeast was developed with shanties in 1895 and 1901, vacant land in 1907, and a hen house in 1912. The adjoining property to the southeast has been developed with a residence since at least 1924. The adjoining property to the south was developed with residences from at least 1895 to at least 1973. The current residential structure on the east portion of the adjoining property to the east was occupied by a woman's club from at least 1924 to at least 1965, a boy's club from at least 1970 to at least 1973, and was vacant or occupied by a church at various times between 1975 and 2012. The structure has been vacant since at least 2016. The remainder of the adjoining property to the south has been vacant land since at least 1975. Historical records indicate the adjoining property to the southwest was developed with residences from at least 1891 to at least 1973 and was vacant from at least 1975 to at least 1980. The adjoining property to the southwest has been developed with a bank since at least 1986. The adjoining property to the west was developed with residences from at least 1895 to at least 1945. Marion Laundry (fire insurance map indicates the facility consisted of a steam laundry and boiler room) was occupied the adjoining property to the west from at least 1948 to at least 1965 and Marion Linen Service (fire insurance map indicates the facility consisted of a steam laundry, boiler room, dry cleaner, and two fuel tanks) in 1970 and 1973. Historical records indicate the adjoining property to the west was occupied by Marion Uniform Service in 1975 and Interstate Uniform Services from at least 1980 to at least 1986. The adjoining property to the west has been occupied by UniFirst Corporation / UniFirst Uniform Services since at least 1991. Historical records indicate the adjoining property to the northwest was developed with a stable from at least 1912 to at least 1925 and was vacant land from at least 1930 to at least 1965. The adjoining property to the northwest was occupied by the City of Ocala Fire Department from at least 1970 to 2023 and is currently under renovation to become a restaurant/brewery.

This assessment has revealed the following evidence of RECs, recognized environmental condition (CREC), and/or significant data gap (SDG) in connection with the subject property:
