Additional Property Attributes

The current building was constructed in 1973 and served as the former public library that was owned by Missoula County until May 2017 when the County traded the property to a private family. In March 2019, the private family donated the parcel to the City. Both the trade and donation set the stage for the construction of a brand new state-of-the-art public library located on an adjacent parcel of land. Since the City acquired ownership, the building has been leased to a private school and used by the City's Parks and Recreation Department for camps and after school programming for kids. A multi-story mixed use building is planned for the site, likely with ground floor commercial uses and upper story housing resulting in an estimated 50-100 units of mixed use housing and 5,000-10,000 SF of commercial space by leveraging $20,000,000 of public and private investment. The City's Downtown Master Plan suggests a 5-6 story building will be placed on the site. A development team will perform studies (funded in large part by Tax Increment Financing) to determine size, number of housing units, etc. The development team is mission driven with a big focus on environmental sustainability and affordable and workforce housing. Given the age and condition of the existing building, the building will very likely be removed from the site and a new structure constructed in its place to maximize space for redevelopment.
