Additional Property Attributes

The 0.31-acre Subject Property consists of one parcel identified by the Herkimer County Tax Assessor as 113.81-6-6. Improvements include one three-story brick building constructed in 1918 totaling 17,524 square feet. The remainder of the Subject Property includes an asphalt parking lot on the southwest side of the Subject Property building and an asphalt paved driveway on the northwest side of the building. The Subject Property building was previously heated by an 8,000-gallon #2 fuel oil underground storage tank located west of the Subject Property building which was closed in-place in 2000. The Subject Property building is connected to the Village of Herkimer municipal sewer system. Water on-site is currently disconnected but was previously provided by the Village of Herkimer municipal supply. Electricity is currently disconnected but was previously provided to the Subject Property by National Grid. An aboveground heating and cooling unit is adjacent to the southwest corner of the Subject Property building.


The Subject Property is currently unoccupied and vacant. Documented historical operations at the Subject Property include the use of fluorescent bulbs and light ballasts associated with tanning salon operations, use of an underground heating oil tank, use of the basement as a bowling alley, various recreational uses of the first and second floors as a Mason lodge, and residential use.

The Subject Property was originally developed with a two-story residential dwelling in 1890. The Masonic building was reportedly constructed in 1918. The Subject Property operated as a Masonic temple from its date of construction until the 1990s when it was utilized as a tanning salon by HH Tanning, LLC (the current owner). One former release was documented at the Subject Property (ID 2104319) having occurred on August 6, 2021. Soil and groundwater impacted by #2 fuel oil was reportedly discovered during a Phase II Site Investigation. The investigation occurred at the Subject Property in the vicinity of the 8,000-gallon fuel oil UST that was previously closed in-place. Low-level petroleum constituents may remain in soil and groundwater at the Subject Property in the vicinity of the closed in-place UST and is considered a REC, however, the area has been investigated and there is no current obligation for continued investigation at this time. If the future property use changes, it is possible that additional remedial measures may be required.
