Additional Property Attributes

The Property was developed with a residential dwelling and associated garage prior to 1930, which remained at the site until the late 1960s when the two (2) structures were razed, and the Property was redeveloped as a gas station. A small gas station building was built caddy corner to three (3) dispenser islands. A canopy was built over the dispenser islands by 1994. In 2006, the current owner, Millennium Property Holdings LLC, acquired ownership of the Property. The gas station ceased operations in 2006. Around 2011, the City of Ravenna began to raze the structures on the Property. City directories show the Property was Clark Oil & Refining from 1976 to 1980, Clark Super 100 from 1985 to 2000, and North Coast Oil in 2005, and has remained vacant since 2006 when the facility ceased operations. Results of the March 2024 Limited Phase II Investigation demonstrate only trace to low concentrations of TPH, VOCs, and PAHs detected in soil samples collected close to the northernmost former dispenser island and only trace concentrations of PAHs in the ground water located near the USTs. Concentrations of other targeted COCs in soil and ground water were determined to be below laboratory detection limits. These data findings suggest that a significant petroleum release from the UST system has not likely occurred. However, the UST closure samples and analyses that will be required as part of tank removal in accordance with BUSTR may indicate more significant contamination than encountered during the Limited Phase II Investigation.
