Additional Property Attributes

The Subject Property was formerly owned by GCA Equity Partners, LLC. While attempting to permit an expansion to their well and septic systems, contamination was discovered in the soils on the Subject Property. Because of this, the intended use of the Subject Property was not able to advance, so the property remained vacant between 2020 and 2024. A Phase I ESA revealed several RECs including the former light-industrial use of the property, and previous reports of contamination, including that from the once desired septic upgrade. Following a series of sampling events, copper was identified at a concentration exceeding GSIP in one soil sample. PCE was discovered in soil and soil gas above 12-hr non-res VIAP SLs in one interior sampling location near the northwestern corner of the southernmost expansion of the main structure on the property. Indoor air samples collected from near this sample location were non-detect for PCE.
