Historical Use Information on the Property.
Details on the past usages of the SUBJECT SITE are discussed in Section 4.0 and are based on information included in Appendix F, Historical Records, and Appendix G, Interviews. In summary, the SUBJECT SITE is approximately 0.38 acres in the Southwest Quadrant of the Northeast Quadrant of Section 14 Township 19 Range 1 E in Leflore County. The SUBJECT SITE is currently a concrete lot bounded on the east by Bowie Lane and bounded on the south by US Highway 82 with two structures, former service station building with a canopy attached to the north and south of the building and a storage building onsite.
According to the Warranty Deed, the SUBJECT SITE was owned by Dominic Fratesi until June 28, 1995 when it was deeded to Mattie Evans (and then her sole heir-at-law, Alonzo Evans on July 14, 1997). Mr. Evans then deeded the SUBJECT SITE to the USER on December 21, 2018.
Based on aerial photographs, Sanborn Maps, topographic maps, and interviews, the SUBJECT SITE had the current buildings, the service station building with canopies attached on the north and south of the building and the storage building, on the property since at least 1985. Prior to 1982, it appears the SUBJECT SITE was largely undeveloped and vacant dating back to 1936.
