Additional Property Attributes

The subject property includes an approximately 1.7179-acre tract of paved land developed with a 220,000-square foot, multi-story steel frame building previously utilized as an armory and later an arena
for local events. Based on historical records, the subject property has been developed since 1892. Sanborn maps dating back to 1892 indicate the subject property was developed with residential dwellings, a carpet
cleaning business, the John Kirkup and Company Brass Foundry, and then as an armory by 1905. The Louisville Gardens has a rich history of hosting marquee events, ranging from concerts to athletic events. The Louisville Gardens closed in 2008 and is currently used for storage. In 2021, the Kentucky General Assembly adopted the Kentucky Film Tax Credit. This tax credit allows up to $75 million in refundable tax credits annually for film and entertainment in the state. This tax credit provided an opportunity to re-envision the Gardens as an entertainment anchor. On December 9, 2022, former Mayor Greg Fischer announced that Louisville Metro Government signed a letter of intent with River City Entertainment Group, LLC to explore the transformation of the Louisville Gardens building into sound stages for music, film and digital production, a move that will bolster the city's work to attract productions to Louisville.
