Additional Property Attributes

The site is located to the west of Bumphead Road in the north area of Americus, Sumter County, Georgia. The subject property, which consists of vacant wooded land, is comprised of tax parcel number 2712-97-1 and is approximately 72.66 acres. According to the Sumter County Tax Assessor, Mr. David Greene is the current property owner and has owned the subject property since 1977.

In the earliest aerial image reviewed (1937), the subject property appears to consist of agriculturally developed land (open field/pasture). The subject property appears relatively unchanged in the 1951 aerial image. In the 1972 aerial image, power line easements appear on the subject property, crossing the southwest and southeast corners; the remaining area of the subject property appears relatively unchanged. The subject property remains relatively unchanged in the 1973, 1982, 1985 1988, 1993, and 1999 aerial images and topographic maps. In the 2007 aerial image, the subject property appears to be in a state of vegetative regrowth; it no longer appears to be utilized as agricultural land. The subject property appears relatively unchanged in the 2010, 2014, 2015, and 2017 aerial images and topographic maps. In the 2019 aerial image, the subject property appears as vacant wooded and open land with power easements crossing the southwest and southeast corners; evidence of recreational hunting use appears in the south and southeast areas of the subject property (i.e., small green fields, trails, and a feeder and/or hunting stand).

The north adjacent property was observed to consist of educational facilities (Sumter County Elementary School & Sumter County Primary School). The east adjacent property was observed to consist of agriculturally developed land, wooded land, and a small parking lot. The south adjacent property was observed to consist of agriculturally developed land. The subject property is bounded by Bumphead Road to the west; beyond the road is vacant wooded land and a power line easement.

A Phase I ESA, consistent with the procedures included in the ASTM Practice E 1527-21, was completed at the property located at Bumphead Road, Americus, Sumter County, Georgia. Recognized Environmental Conditions (RECs) were not identified in connection with the subject property.

Future development considered for the site will be unencumbered from environmental concerns.
