Additional Property Attributes

The property is located along the northern shore of the East River and consists of one parcel totaling approximately 0.93-acres of land that is primarily vacant, with some remains of former buildings still intact. Historical documents show the property was developed by the 1880s and was primarily utilized for residential and commercial purposes including a general store, dry cleaner, greasing, automobile and building material storage, photo shop, restaurant, and other commercial buildings. Surrounding parcels have also been primarily used for commercial operations including a gas station at an adjacent property. Currently, the site is paved with partial remains of former buildings, including a vehicle ramp to a basement level and river wall that was built-in to the former buildings. The current owner, Nulund Group II, LLC, had acquired the property and started demolishing structures with the intention of redeveloping the site for new commercial and residential uses. Nulund Group II has not completed demolition and plans for redevelopment have stalled. The City has adopted a resolution declaring the property blighted and is considering acquiring the property as part of a blight elimination effort to invoke an LGU exemption to finish demolition and remediate contamination. A Phase II ESA is in progress.
