Additional Property Attributes

The Subject Property consists of a three-story building, with basement, with an approximately 13,920-square-foot former restaurant that is currently vacant and was constructed in 1887. Historically, the Subject Property was occupied by multiple former tenants including retail facilities that included grocery stores, a printing company, a shoe company, and a restaurant.

This assessment has revealed no evidence of contamination in soil, soil vapor, or groundwater and no recognized environmental conditions (RECs) in connection with the Subject Property.

On April 30, 2024, Castle Hill Associates performed an asbestos
NESHAP inspection at the vacant 3-story building located at 325 N. Superior St. in Toledo,
OH. The asbestos inspection was conducted for compliance with the current US EPA
NESHAP and Ohio EPA regulations regarding the identification of suspect asbestos materials
in buildings prior to renovation or demolition. All interior and exterior building materials were
inspected and tested, excluding the roof since it was not safely accessed and has been
assumed to contain asbestos.
