A Phase I ESA was conducted of the subject property. However, there were several deficiencies. 1) URS was not able to go beyond the service counter to inspect, and the owner was not interviewed. There were no interviews conducted. 2) There is no historical documentation, like Sanborn Maps or aerial photos. 3) No local information sources were used, aside from a conversation with the City of Pagedale (the user) and a City Directory, which was provided by the EDR report. 4) The qualifications of the environmental professionals are not included. 5) Very little user-provided info is included. 6) On-site RECs: 6741 Page appears to be the same property. 6741 was the location of SISCA Oil Company, which had 3 USTs closed in place. 6731 Page housed a gas station from at least 1958 to 1971. No documentation about USTs was found. It's unclear if this is in addition to SISCA, above. Off-Site RECs: Tritech Coatings Corporation, 1378 Kingsland-multiple USTS closed, referred to Superfund or BVCP; State Cleaners, 6758 Page-very close to subject property. A new Phase I should be conducted on this property.
